<p>All references on application  are checked thoroughly. Prospective tenants are also checked through  TICA (Tenancy Information Centre of Australia) prior to approval.</p>
<p>Tenants are accompanied on inspections by office personnel unless prior  approval has been obtained from lessors for keys to be given out with  photo identification.</p>
<p>Condition reports are issued prior to a tenant occupying the property as well as vacating.</p>
<p>Rental arrears are checked daily. Any tenant who is seven days in  arrears is issued the relevant notices and SMS reminders are sent on a  daily basis.</p>
<p>Three monthly inspections are carried out on all rental properties and a written report is sent to you along with photos.</p>
<p>Regular drive-bys are carried out either by the property management  staff or the sales personnel. If the exterior of the property is not  being well maintained an inspection is immediately organised.</p>
<p>All repairs are carried out by licensed tradespeople unless advised to the contrary.</p>
<p>We offer a mid-month and end of month payment and statements are issued  monthly. Monies credited directly into owners accounts via Suncorp  Metway online.</p>

<p>Thank you for all your efforts that ensured that our property was rescued.  We self managed this property for over 10 years, had a terrific tenant and all ran smoothly till they decided to move on.</p>

<p>Our long time tenants recommended a co-worker that was looking for a house to rent.  We interviewed her and she moved in – Big Mistake.  Things were not right from day one.  First it was the bond.  The tenant said that she didn’t have the entire bond and would pay extra rent for a month or two to cover it.</p>

<p>Anyway  to cut a long story short we were chasing her for rent every week and  eventually she stopped paying rent altogether. This is when we called in  the Professionals. Wow!  What a breath of fresh air. They did it all.  Court,  police, eviction, storage of tenant stuff and unimaginable amounts of  paperwork and legalities. Eventually the tenant was evicted and a  quality tenant installed. Unfortunately this couldn’t happen overnight  due to legalities. But it did happen as quickly as was legally possible.</p>

<p>The  loss of rent we incurred made this a very expensive lesson. In future  we will be using quality property managers for all our investment  properties.  I will stick to what I know, managing events and leave the dealing with our tenants to the Professionals.</p>
